Our Building & Design Philosophy for Commercial Properties
Build it like you’re going to own it. That’s our philosophy. It’s that simple.
Commercial building plans may look good on paper, but Mangum takes the initiative to ensure that they make sense, both now and for years to come. Mangum is not in business to build the cheapest commercial building, but to build based on the lowest operating costs and highest return on investment for that commercial property development.
Someone is going to own any commercial property development project we build or work on. And we are just as committed to protecting your interests as we would be to protecting ours.
From Concept to Construction, Your Commercial Property is in Capable Hands
We will run the building matrix through the Mangum Cost/Benefit analysis based on multiple criteria. A few of which we list below:
Maintenance Costs: When Mangum provides insight into the actual costs of maintaining a building, we look at tangibles like the building envelope, from the life cycle of the roof, to choosing the type of stone or brick or stucco for the exterior, and ensuring peak performance over time. Then we look at finishes inside the building; everything chosen is carefully studied to provide the highest life cycle relative to cost.
Preparing For Second Generation Space: Mangum can explain from experience with commercial properties that companies move around — even if they own part of the building. A medical practice, for instance, may need more space as they add partners; whatever the case, you need someone like Mangum to plan for the next tenant to occupy that space. Mangum will engineer and design spaces that are easier to reconfigure, easier to upfit, and easier to lease.
The Psychology Of Space: Mangum picked this idea up from buildings in Singapore. Always design space where someone can see sunlight coming from somewhere. We never recommend building office space with long dark hallways. We try to avoid them at all costs. It has a subconscious effect on an employee’s perception of their work environment and their job. And there are a lot of other criteria with designing space. Mangum can offer insight into designing the building so that tenants and practices can give their clients and patients a consistent message of comfort, convenience, and satisfaction.
Building Today For Tomorrow: Change is certain. It is important to design buildings that keep in mind what a secondary use for that space would be. Mangum assists in looking forward for you so that you have the ability to manage your building like a chess game, thinking 5 moves ahead.
